School Bus Rules, Regulations and Safety Tips

The Labour Day Weekend traditionally heralds the end of summer and a return to school.

Summers End

Uxbridge has a large rural population and busing to school on a daily basis is a way of life for many of our children. There are over 800,000 children throughout Ontario that will be riding a school bus to school.

Here are a few points to remember regarding school bus safety and the highway traffic act regarding school buses.

IT IS THE LAW

  • All vehicles traveling in both directions must stop when approaching a school bus with its upper red lights flashing. (the only exception is on a divided highway separated by a median if you are approaching the school bus from the opposite direction)
  • Penalties For Not Stopping First offence $400 to $2,000 and six demerit points
  • Each subsequent Offence $1,000 to $4,000, six demerit points and possible jail time up to six months.

Safety Tips

Parents and educators are urged to review school bus safety with their children and charges that can be found on the MTO site at School Bus Safety Smarts.

Remember to watch out for the little ones who in their excitement of the first few days back to school may forget some of the safety rules.

Ontario, Canada - Take a Bike Train

Back in 2006 a pilot project was pitched to Via Rail which was implemented in 2007 between Toronto and Niagara Falls. The addition of a baggage car outfitted with bike racks allows you to simply ride to the station, load up your bike, take your sea,t and enjoy the ride. When you arrive at your destination at the other end you roll out your bike and down the road you go.

Summers EndKnowledgeable Bike Train staff on board are available to provide cycling maps and other useful information.

The Pilot run toGravenhurst and Bracebridgethis weekend was sold out so don't wait to check it out, if you are a bike enthusiast and are looking to beat the traffic on the 400 arriving relaxed and ready to enjoy Muskokas multi coloured fall coat.

The Huntsville pilot project will see the bike train stopping at Huntsville the weekend of September 17 and and on the 24th South River is the jumping off stop for a mountain biking weekend.

Other existing runs include Ontario southwest - Windsor/Essex and Point Pelee, Toronto Niagara - Green Belt Express, Ontario East - Montreal,Toronto, Ontario North - North Bay

Random Thoughts ... Is It An Open House Or Branch Office

 "Sunday is the slowest day of the month for home sales
and
Open Houses are one of the least effective methods."

Says Rebecca Diamond in her post Open Houses: Stop Lying to Your Client! based on information from the National Association of Realtor (NAR)

If You Check out the comments in response to her post there are some who use an open house to get buyers or listings (comment #6). There are Stats (comment #20) and many arguments for or against open houses ..... they work for some and not for others.

 But it does let your agent open a branch office in your home (Comment #91) for the duration.

While I am not a big fan of quoting stats, unless I have knowledge of the source and quality of the information used. My own experience is the 'open house' home is seldom sold as a result of the open house. However this is not the case in all areas as there are some areas where they do work (Comment #22), at least for the agent

..... With virtual tours a home is open 24/7 .....

 

Unless ..... you are in an area where they really do work for the home being held open, physically sitting in the house does 2 things it appeases a seller who thinks it is necessary ..... lets your agent open a branch office in your home for the duration .....

Udora's Camp Jõekääru is the place to be on August 28/29th if you are a Jazz fan.

Headlining the first days entertainment on Saturday is Peter Appleyard's Quartet according to the local paper

This two day music and art festival takes place sat August 28th and Sunday August 29th at Camp Jõekääru in the hamlet of Udora located just north of Uxbridge, Ontario this is a rain or shine evnt with everything taking place under the big top tent or indoors. The venue is "Camp JK" a childrens camp with the proceeds benifitting the camp refurbishment fund.

This is a family-friendly gathering that includes "something for everybody".

There are plenty of oportunities for food and drink including bbq lunch, dinner in the dinning hall and all day snack bar as well as bar, special coffees, soft drinks, water tea and coffee on site and they ask you not to bring in outside food or drink.

Udora

A community where there are more private roads than public roads. A Place where neighbours help neighbours. A place that few know exists even though it appears on the Ontario Road Maps.

Originally known as Snoddon Corners it was renamed in the early 1860s when it came time to select a name for the post office. 

Sitting in the outer reaches of Georgina (York Region) and Uxbridge (Durham Region) Udora is a small community that straddles the boundary between the south east corner of Georgina and the north east corner of Uxbridge. It is a community, divided by the 905 and 705 area codes, by local Municipal and Regional boundaries, and by Provincial and Federal electoral boundaries.

Camp Jõekääru

In the early 1950's the Independent Toronto Estonian Woman's Association purchased land and divided it into 150 lots for summer cottages for Estonians living in Toronto. The grounds, named Jõekääru which means river bend in English, straddle the Pefferlaw river as it winds its way through the community. With the cottages also came the Estonian Children's Camp, Which is still active today as an Estonian language immersion camp for part of the summer.

Photos must be taken in Uxbridge (any where in the Township) or show a connection to Uxbridge between the specified times and may consist of any subject you choose.

Register for special assignments: Additionally the event is open to all photographers of Durham Region who would like to participate, by investigating special projects or taking "permission arranged" assignments designed to cover Uxbridge geographically as well as chronologically.

while they were putting the finishing touches on Travis's new project

Berg's home was selected for Travis's new TV Series "All For One with Debbie Travis"

The new reality show will follow Travis as she goes coast to coast doing whole home makeovers for Canada's unsung heroes who go above and beyond in service to their community.

It is estimated that each MLS home Sale generates slightly over $46,000.00 in ancillary spending. That's over 22 billion dollars a year.

It's a Fact - Rising Interest rates are reflected in the overall Canadian economy.

Rising rates may slow the real estate market slightly but there should be a greater concern for the effect on the overall Canadian economy than the effect on the real estate market. People will still need to move and have a place to call home but they may not spend as much on new furniture, appliances or renovations for that new home.

With the potential to affect over 200 thousand home sale related jobs across Canada rising interest rates could eventually affect the overall Canadian economy if they go to high.

 There are 120,550 jobs that are directly related to home sales in Canada.

There are 82,200 jobs that are indirectly related to home sales in Canada

Clients constantly ask me how the rising interest rates will effect the sale of their home

They read the headlines and fear that buyers will not pay the new 'higher' rates

My answer has been the same for the last number of years, compared to the 18 to almost 22% of the 80's what it costs to borrow now is nothing, it is almost like 'free money'. Buyers will still buy, a rate increase may slow the market down for a short time, but people still need to move for many different reasons.

Mortgages Rates And Their Impact On Real Estate

Realtors® are constantly receiving information from their circle of contacts on topics related to real estate. Just the other day I received an article from one of my mortgage agent contacts, Paul Meridith, that I thought might interest my readers.

In commenting on current mortgage rates Paul talks about the real estate market and his take on how the rates affect the market.

Mortgages Rates

Recently the news about rising rates talks about the Bank of Canada raising prime by 1/2% since this spring.

Paul feels that many people believe when the prime rate goes up the increase also applies to all mortgage rates.

In fact it is just the variable rate mortgages that have been affected. While this may seem like bad news the prime rate is just one of the components that make up the variable rate.

Paul tells us that in fact the current variable rates are actually lower than they were last summer thanks to a discount that far exceeds the recent hikes in the prime rate.

Last summer the variable rate was just over prime compared to the prime less .065% mentioned in his newsletter or the prime less .075% with a three year term variable rate mortgage.

And Their Impact On Real Estate

Paul considers now an excellent time to be out buying real estate. He feels home buyers should be jumping all over these rates as the buyer competition has settled down in most areas.

If you are looking for a pleasant way to spend an idyllic summer afternoon, a trip to Elgin Park in Uxbridge just might fit the bill. Wander about under the canopy of trees as you enjoy the shaded display of a wide range of professional and non professional artists who live and create their works in Uxbridge. In addition many Artist from across Ontario will also be present at Art In The Park.

As a Juried Show the artists and artisans must submit photos or slides of each media they intend to exhibit and sell in order to qualify as an exhibitor. The selection committee or judges will then determine who will be able to present their works in the park based on these submissions.

As you stroll through the park, take time to watch some of the artist at work, talk to the artists or sit and watch the children in the play/art area as you partake of the scrumptious food from the various food vendors.

Elgin Park - Uxbridge - A Stay-cation Destination

Uxbridge is blessed with many natural areas that have been preserved and enhanced for public use with trails and facilities. One such area is the 140 acre Countryside Preserve that sits on the Oak Ridges Moraine, another is Elgin Park.

Elgin Park is home to Numerous events starting early in the season with The Huck Finn Fishing Day for kids at Elgin Pond. Elgin park is also home to the Highlands Of Durham Games, RibFest, The Uxbridge Fair, and numerous other events including the upcoming ART in The Park. Hardly a weekend goes by that Elgin park is not home for one event or another throughout the Summer months.  

Elgin Park is located in the south central part of Uxbridge in Durham Region which is about 45 min. north and east of Toronto and can be reached easily from the 401 or 404.

If you are wanting something special to do this weekend a trip up to Muskoka just might be the answer. Head out early so you can take in the The Baysville Riverfront Classic and Antique Boat Show in Baysville. Its a relatively small show so you will only require an hour to an hour and a half to see it all. If you like the sound of a steel pan drum orchestra Northern Lights will be there so you may need a little more time to take in their show.

After some great BBQ food and wandering around the town a little head on over to Gravenhurst (it's on the way back home anyway) and take in a a concert by the Good Brothers at Gull Lake Park 7:30 pm

They sit on the sand.

This week The Good Brothers  will entertain you as your children frolic in the water beside the stage.

Follow Bethune Drve to the Park Admission is Free with a collection being taken up during the performance. Rain Venue is the Gravenhurst Opera House at 295 Muskoka Rd. South in Gravenhurst.

Property Assessment Information Does Not Set The "REAL WORLD" Market Value Of Your Home.

 

Simply Stated

 

Market Value is set by a Buyer and a Seller, both being aware of all the uses a property can be used for and neither acting under undue pressure.

The Best approach to determine what that may be is by using comparables.

 

 

Comparables

When You put your home on the market you rely on current market comparables provided by your real estate salesperson to set the value. You look at homes that are currently available, recently sold, and ones that did not sell. This information is current based on what is going on in the market today. You compare the features of the homes as well as the size of the lot. You also look at what is in the neighbourhood that may affect the value is the home close to the amenities you want or are their things in the neighbourhood you do not want to be near. These are things that affect the ultimate true market value of a home.

With the online marketing done today you can usually get a look at what the home is like inside as well. With the use web based programs such as Google street view you can walk the neighbourhood before even going to look at a property. You can truly compare these other homes to the one you are contemplating buying or selling.

Oddly enough when you appeal your assessed value the comparable method is the approach you have to use as well but based on the contrived values established by the assessment formulas.

 

Assessment

Assessment information is based on historical information statistically analyzed, in other words it is a contrived value calculated by a mathematical formula. In order for this this formula to work it requires a large amount of accurate data to be input by the assessment department. While some of the information is collected electronically the base information is collected by the assessment department in the field.

This data is subject to human error and certain criteria that is subject to human opinions. It is based on information that was input when your property was built. There are simply to many properties for the Assessment world to keep this information updated. This results in assessed or "market values" that do not necessarily reflect the real world.

The assessed Valuation may be based on information that does not reflect the home as it is today, it may not reflect the fact that it has been totally updated. The assessed value of a given property may also reflect a valuation based on an assessment appeal that was successful.

 

HUGE Margin Of Error In Assessed Values

 

These valuations have been know to be off by as much as 40% based on actual sales.

 

Unless you have access to all the information used to establish the assessed values you have no way of knowing how accurate they are.


In fact the assessment departments new "real time"  Market Value program that some are using to justify their listing or offer price has two different means of informing you of the potential inaccuracy of the valuation. One is the confidence factor and the other is the upper and lower confidence level valuations.
